Dubai offers an exceptional range of rental options — from city-centre apartments to spacious community villas. Here’s what every tenant should know before signing anything.

Step-by-Step Tenant Process

Step 1: Define Your Budget & Requirements

Start with clarity: decide on your preferred location, property type (apartment, villa, townhouse), number of bedrooms, and maximum annual rent before you begin searching.

Step 2: Find a Property

Work with a licensed real estate agent or search directly on Property Finder and Bayut. A good agent will shortlist properties matching your criteria and save you time.

Step 3: View the Property

Visit in person. Check the condition of fixtures and fittings, confirm amenities, assess natural light and noise levels, and ask about maintenance responsibilities before proceeding.

Step 4: Submit Your Documents

Prepare your documents in advance so you can move quickly when you find the right property.

Documents required: Passport copy, Emirates ID, UAE Residence Visa, Proof of income (if required)

Step 5: Agree on Terms

Confirm the annual rent, number of cheques, security deposit amount, and maintenance responsibilities before any contract is signed.

Step 6: Review & Sign the Contract

Read the tenancy agreement carefully before signing. Ensure all agreed terms are reflected in writing — including any verbal promises made during negotiation.

Step 7: Make Payments

At signing, you’ll typically pay the security deposit, your first rent cheque(s), and the agency commission — usually 5% of annual rent + VAT.

Step 8: Register Ejari

Your tenancy contract must be registered with Ejari. This is mandatory in Dubai and legally protects both tenant and landlord throughout the tenancy.

Step 9: Set Up Utilities

Once Ejari is registered, activate your DEWA account (Dubai Electricity & Water Authority) and arrange internet and other services before your move-in date.

Step 10: Move In

Collect your keys and access cards during a formal handover. Document the property’s condition with photos on day one — it protects your deposit when you eventually move out.
