Everything you need to know about renting out your property in Dubai with Tramonto.

Renting Out Your Property in Dubai
Dubai’s rental market is one of the most active in the region. Whether this is your first investment property or an addition to your portfolio, this guide covers the full landlord journey — from preparation to handover.
Step-by-Step Landlord Process
Step 1: Prepare Your Documents
Gather everything before approaching an agency to avoid delays.
Documents required: Title Deed, Passport / Emirates ID, DEWA bill, NOC from mortgage bank (if property is financed)
Step 2: Choose a Licensed Agency
Work exclusively with a RERA-licensed brokerage. A licensed agent manages marketing, tenant screening, viewings, and contract support — protecting your interests throughout.
Step 3: Sign the Listing Agreement (Form A)
Authorise the agency to market your property under agreed terms: rental price, commission structure, and contract duration.
Step 4: Set a Competitive Rental Price
We benchmark your property against the RERA Rental Index and comparable listings to recommend a price that attracts quality tenants without underselling your asset.
Step 5: Prepare the Property
Complete any cleaning or maintenance and ensure the unit is in good condition. Professional photography is arranged by our team to maximise listing quality.
Step 6: Marketing & Viewings
Your listing is published on Property Finder, Bayut, and other portals. We manage all inbound enquiries and coordinate viewings on your behalf.
Step 7: Approve the Tenant
We present shortlisted applicants with background information, financial standing, and rental history for your review and final approval.
Step 8: Sign the Tenancy Contract
Agree on rent amount, payment schedule, security deposit, and maintenance responsibilities — then sign the official tenancy agreement.
Step 9: Collect Payments
Collect the security deposit, agency commission, and the first rent cheque(s) as agreed in the tenancy contract.
Step 10: Register Ejari
Register the tenancy contract with Ejari — Dubai’s official tenancy registration system. This is legally required and enables the tenant to activate utilities.
Step 11: Property Handover
Hand over keys, access cards, and parking permits. Document the property’s condition with photos to protect both parties at the end of the tenancy.
Step 12: Property Management (Optional)
Prefer a fully hands-off investment? Tramonto can manage your property ongoing — handling rent collection, renewals, maintenance, and tenant relations.
