What is Form F?
Form F is the official Memorandum of Understanding (MOU) issued by the Dubai Land Department (DLD) / Real Estate Regulatory Agency (RERA). It is signed between the buyer and seller once both parties agree on the terms of the property sale.
Upon signing Form F, the buyer typically provides a deposit cheque of 10% of the agreed property value as a commitment to proceed with the purchase.
The Form F Process — Step by Step
Step 1: Agree on Terms
The buyer and seller agree on the sale price, payment method, and any conditions of the sale. Your Tramonto agent facilitates this negotiation.
Step 2: Prepare Required Documents
Both parties provide the necessary documentation before Form F is drafted.
Documents required: Seller: Title Deed, Seller: Passport / Emirates ID, Buyer: Passport / Emirates ID, Mortgage pre-approval (if applicable), Broker details and commission terms
Step 3: Draft Form F
The broker prepares Form F outlining all agreed terms and conditions of the sale in accordance with RERA requirements.
Step 4: Sign Form F & Pay Deposit
Both buyer and seller sign the MOU. The buyer provides a deposit cheque — typically 10% of the property value — held as a commitment to proceed.
Step 5: Apply for NOC
The seller applies for a No Objection Certificate from the developer, confirming there are no outstanding obligations preventing the transfer.
Step 6: Settle Outstanding Payments
Any service charges, mortgage liabilities, or pending fees must be cleared and confirmed before the ownership transfer can take place.
Step 7: Transfer Ownership at DLD
Both parties attend the Dubai Land Department Trustee Office to complete the legal transfer. The title deed is issued in the buyer’s name.
Step 8: Property Handover
The seller hands over keys, access cards, and relevant documents to the buyer. The transaction is legally complete.
